Renovating an Apartment – Are You Taking A Risk?

Apartment Renovation Considerations

Are you planning to renovate your apartment? For a few reasons, an apartment renovation may be more complex than a residential house, with a few more things to think about.

We list some of the important considerations for your apartment renovation.

Special Permissions May Be Required

Approvals, approvals, approvals. Before you even start planning your renovation, you should check with your apartment building manager or strata body on what type of approvals are needed. The type of approval you will need may depend on the type of renovation you are carrying out.

It may be as simple as a “notification” or, it could be more complex requiring forms to be completed as well as a “pre-approval” and “authorisation” before you even begin.

It is quite common for certain types of apartment renovations like changing the flooring from carpet to timber, a kitchen renovation  or bathroom renovation to need a pre-approval so always ask first!

Permission may also be required for external transformations like glazing or shading. You have to familiarise yourself with body corporate or building rules because they intent to preserve the external appearance as well as structural integrity of a building. This may limit the amount of renovation you can do on the outside.

Selection of The Right Tradesmen For Your Apartment Renovation

Renovating an apartment is similar to renovating a house in that you must abide by certain building codes and laws. If there are structural walls or beams to be added or removed in your apartment, you must still engage with a fully licensed builder.

However with an apartment, getting it wrong with a tradie could be extremely costly to you. If the work quality is not to the right standard, you could risk being asked to redo it especially if it impacts on the rest of the building e.g. poor waterproofing or plumbing works.

You should take extra care in selecting your tradies and assessing if they specifically have experience with apartment renovations and the complexities that are sometimes involved. This would include your builder, carpenter , electrician,  plumber as well as kitchen and bathroom renovators.

Bear in mind that some apartment building managers or statra bodies will require you to supply details of the tradesmen who will be carrying out work in the apartment complex including providing insurances and license details.
